Yes. Celestine Gardens sits on land with a registered Certificate of Occupancy. We share the title search, the excision gazette and the survey with your lawyer before you pay anything beyond the refundable reservation.
Yes, on any plot at Gardens or Ridge, within the estate design guide: two floors maximum, roof colours from our palette and a 3 metre setback. Our architects approve plans within ten working days.
You have 36 months from allocation. Many owners use our build service, which runs on stage linked payments.
Power plant upkeep, water, security, waste, roads, lighting and the clubhouse. It is ₦45,000 a month for a plot owner who has built, and ₦8,000 a month for an unbuilt plot (example rates).

Free inspections Monday to Saturday, with a Saturday shuttle from Ikeja and Lekki. Bring your lawyer, your mother and your questions.
